What to ask before you sell an Ibiza villa
Updated Sun 8 Nov 2026
Short answer. Beyond price and dates, ask about bedrooms and bathrooms (en suite or shared), air conditioning (which rooms), the pool (size, heated or not), distances to the beach and to Ibiza Town, noise rules and events, the security deposit, the tourist tax and check-in times. Those answers prevent most complaints on arrival.
Most complaints after an Ibiza villa stay are not about the villa being bad. They are about the villa being
different from what the client pictured: a "double" that is two singles pushed together, air conditioning only in the
bedrooms, a pool nobody said was unheated in April.
Ask these before you send a proposal, and put the answers in it.
Sleeping
- Which bedrooms have real double beds, and which have two singles? Groups of friends often prefer singles; couples do not.
- Which bathrooms are en suite, and which are shared?
Comfort
- Air conditioning: every bedroom, and the living room too?
- Heating, from October to April.
- The pool: size, and whether it is heated. Many Ibiza pools are not.
Location
- Minutes by car to Ibiza Town, to the nearest beach and to the airport. Few villas are within walking distance of a beach; say so.
- Taxis: waits of 30 minutes or more are normal in July and August.
Rules
- Events: most licensed villas are in residential areas, where parties and events are not allowed. Quiet hours are usually 23:00 to 09:00.
- Day visitors: allowed only when agreed in advance at most villas.
Money
- Security deposit: how much, who holds it, and when it is returned.
- Tourist tax: the Balearic tax is charged per adult per night (2,20 euros at the villas on bookinfo). Is it included in the price or paid at the villa?
- Early check-in or late check-out: possible, and at what cost?
On bookinfo, the proposal already shows who sleeps where, the bathrooms, the full
price, the tourist tax, the deposit and the booking conditions.
Limitations. Every villa is different. Treat this as a checklist, not a standard.
