If a villa you sold turns out to be unlicensed, the trouble does not stop with the owner. In Ibiza, the company that marketed the stay can be fined too: the Consell has fined a marketing company 80.000 euros for two flats it advertised. Serious tourism infringements carry fines from 40.001 to 400.000 euros.

Every legal holiday villa in Ibiza has a regional licence, written in forms such as ETV1840E or ET0280E. If the owner cannot give you one, stop there.
The Consell d'Eivissa publishes its register of tourist homes at registreturistic.conselldeivissa.es. Search by number or by the property's name.
From July 2025 Spain required a national registration number (NRUA) on every listing. On 21 May 2026 the Supreme Court annulled that registry (judgment 620/2026), because tourist registration belongs to the regions. Listings may still show the old number; it proves nothing either way.
The Ajuntament d'Eivissa does not allow flats in the town to be let to tourists. A "villa" that is really a flat in town is a warning sign.
